The Advanced Tab is where you configure the foundational data that structures your projects within OPERATOR. By setting up communities, plans, utilities, and marketplace providers here, you create a consistent and scalable framework that streamlines property management and ensures a cohesive experience for your team and buyers.

Overview of Communities

A Community is the top-level container for a group of properties. It represents a specific development or neighborhood and serves as a central hub for managing all related assets, communications, and settings. Setting up communities allows you to organize your portfolio logically and efficiently.

  • Functionality:

    • Create and Manage: Define new communities by adding names, descriptions, addresses, and media.

    • Assign Plans: Link available floor plans to a community, ensuring only relevant options are available when creating new properties.

    • Set Utility Providers: Associate specific utility companies (gas, electric, water) with a community to automate information for buyers.

    • Bulk Communication: Post updates to all properties within a community or to specific buildings, streamlining mass communication.

Properly configuring your communities is the first step to an organized and efficient workflow, providing a clear structure for every home you build.

Overview of Plans

Plans refer to the specific floor plans or home models that you offer. This section acts as your master library of home designs, complete with all the details needed to populate new property listings quickly and accurately.

  • Functionality:

    • Create a Plan Library: Add new plans with names, descriptions, and key statistics like square footage, bedroom/bathroom counts, and garage capacity.

    • Manage Media: Upload a gallery of photos, renderings, and virtual tours for each plan to create a rich visual library.

    • Standardize Offerings: Using pre-defined plans ensures consistency across your listings and simplifies the process of creating new properties within a community.

By maintaining a detailed library of plans, you boost sales efficiency and provide buyers with clear, consistent information.

Overview of Utilities

The Utilities section allows you to create and manage a directory of all the utility service providers your buyers will need to contact. This feature simplifies a critical step in the move-in process, enhancing the buyer experience.

  • Functionality:

    • Create a Provider Directory: Add utility providers with their names, websites, contact numbers, and service types (e.g., Gas, Electric, Water, HOA).

    • Link to Communities: Associate specific providers with your communities. When a buyer for a home in that community accesses their portal, they will see a pre-populated list of the correct utility companies to contact.

    • Simplify the Buyer Journey: This removes the guesswork for buyers, empowering them with the exact information needed to set up their new home, which reflects positively on your brand.
