The Homes Tab is the command center for your entire property portfolio within OPERATOR. It is designed to give you a clear, real-time overview of every property, organized by its stage in the sales cycle. This centralized dashboard streamlines property management, enhances team collaboration, and ensures a transparent, efficient journey for every buyer.

Understanding the Main Property Stages

Your properties are automatically sorted into three distinct tabs, allowing for quick assessment and focused management of your sales pipeline.

  • Pre-Contract: This tab displays all available inventory. These are properties that are ready for sale but do not yet have a signed contract.

  • Under Contract: Once a contract is executed, the property moves to this section. This is the primary workspace for managing the active buyer journey, including tracking construction, managing tasks, and communicating with the buyer through closing.

  • Closed: After a successful closing, properties transition here. This tab serves as a permanent record and is the entry point for managing the post-close ownership experience, including warranty services and long-term engagement.

Comprehensive Property Management Sections

By clicking on any property, you gain access to a detailed management interface with dedicated sections to control every aspect of the transaction and buyer experience.

  • Overview: A high-level summary of the property's current status, recent activity, and key details.

  • Action Items: Manage and track templated task lists that guide buyers through critical steps like financing and site visits, ensuring an on-time closing.

  • Construction: Update and monitor construction milestones, providing buyers with a transparent view of their new home's progress.

  • Documents: A centralized repository for uploading, storing, and sharing essential files like contracts, floor plans, and HOA documents with buyers and team members.

  • Updates: Proactively communicate progress by posting photos, videos, and notes that are instantly shared with the buyer.

  • Messages: A dedicated inbox for all communication related to the property, keeping conversations with buyers and internal team members organized and tracked.

  • Gallery: A collection of all media, including property photos and videos, accessible to both your team and the buyer.

People Management

Efficiently manage all stakeholders involved with a property.

  • Buyers: View buyer contact information, send invitations to the Buyer Portal, and manage their access.

  • Team: Assign internal team members (e.g., Sales, Construction) and external professional contacts to the property to give the buyer a clear directory of contacts.

Property and Transaction Details

Access all critical data related to the physical property and the financial transaction.

  • Property: View and edit specific details about the home, including its address, plan, square footage, and other physical attributes.

  • Transaction: Access key contractual information, such as the contract price, execution date, and other financial details.

Ownership Experience

Manage post-close services and product details to continue providing value to homeowners.

  • Home Products: View and manage details related to the specific product associated with the property, including warranty information and other post-close features.
