Overview
Construction Milestones are a templated series of key stages in the building process. Each milestone represents a significant step, such as "Foundation," "Framing," or "Drywall"
When you complete a milestone in OPERATOR, it automatically updates the buyer's view in their portal, often with a visual indicator like a checkmark. This proactive communication empowers buyers with information, bridges the trust gap common in the industry, and showcases tangible progress on their investment. It is a fundamental component for delivering a seamless and satisfying buyer experience.
Changing or Completing Milestones
Updating milestones is a simple yet high-impact action that keeps buyers informed and confident.
To complete a milestone:
Navigate to the Property: From the Homes tab, select the property you wish to update.
Access Construction Milestones: In the property's navigation menu, click on Construction. This will display the list of all milestones for that home. You can also access this page directly from the Homes index by clicking on the property's current construction stage.
Select the Milestone: Find the milestone you want to complete (e.g., "Foundation").
Mark as Complete: Click the button or checkbox to mark the milestone as complete.
Notify the Buyer: A checkbox labeled Notify Buyers will be selected by default. When checked, this action sends an automated email and push notification to the buyer, alerting them to the progress. Uncheck this box if you wish to update the status in the portal without sending a notification.
Confirm Action: Click Mark as Complete. The system will update the status, and the next milestone will automatically be shown as "In Progress."
If you complete a milestone by mistake, you can typically use a Reset button to revert it to its previous "In Progress" state. This action will also remove any associated notifications from the buyer's view.
Adding Notes or Completion Dates
Adding specific details like notes and completion dates provides greater clarity and a personalized touch to your updates. This information helps manage buyer expectations and creates a detailed historical record of the build.
To add notes or completion dates:
Select the Milestone: Before marking a milestone as complete, you will see options to add details.
Set a Completion Date: Click on the date field to select the exact date the milestone was finished. If you do not select a date, the system will use the current date by default. Accurately dating milestones provides a precise timeline for the buyer.
Add a Note: Use the text box to write a brief, informative note. This is an excellent opportunity to add a personal touch or share exciting details.
Example Note: "Your foundation is officially complete! This is a huge step, and next up, we'll begin framing. We're excited for you to see the structure take shape."
Complete the Milestone: After adding your details, click Mark as Complete. The date and note will be saved and become visible to the buyer in their portal, providing a rich, transparent record of their home’s journey.
