The Managing Buildings functionality is designed to streamline operations for multi-unit properties, such as condominiums or townhome clusters. By grouping individual properties into a single building, you can communicate more efficiently and manage construction milestones at scale, saving time and ensuring consistent updates for all associated buyers.
Overview
In OPERATOR, a "Building" acts as a container that groups multiple properties (e.g., individual condo units) together. This organizational layer is essential for builders who manage developments where several homes share a single structure or are built in coordinated phases. It allows you to post updates, manage construction progress, and communicate with all buyers in a specific building simultaneously, rather than updating each property one by one. This feature is fundamental to boosting operational efficiency for multi-family projects.
Create & Update Buildings
Creating and maintaining buildings ensures your projects are organized logically from the start.
To create a new building:
Navigate to the Community: From the main menu, go to Advanced and select the community where you want to add a building.
Access the Buildings Page: In the Communicate section, click on Buildings.
Add a New Building: Click the Add New button.
Define the Building:
Enter a Building Number and an optional Building Name.
Select all the individual properties (units) you want to include in this building from the list.
Save: Click Save Changes to create the building.
To update an existing building:
From the Buildings page, locate the building you wish to edit and click the Edit icon.
You can update the building number, name, or change which properties are included.
Click Save Changes to apply your modifications.
Building-Level Construction Milestones
Manage construction progress for all properties within a building from a single screen. This feature ensures every buyer associated with the building receives consistent and timely milestone updates.
Navigate to the Building: From the Buildings page within your selected community, find the building you want to update.
Access Milestones: Click on the Construction Milestone section.
Update Progress: You can now manage milestones just as you would for an individual property.
Start construction for all units at once.
Select a milestone, set a completion date, and add notes.
Check the Notify Buyers box to send an email and push notification to all buyers in that building.
Mark as Complete: Click Mark as Complete to finalize the update. This action applies the milestone completion to every property included in the building.
Add Single or Bulk Upload (CSV β Foundation)
For large-scale projects, you can add multiple buildings at once using a CSV file, which dramatically speeds up the setup process.
Single Building: Follow the steps outlined in the "Create & Update Buildings" section to add buildings one by one directly within the platform.
Bulk Upload:
From the Communities page, click on the ellipsis button (...) for the bulk upload option (e.g., "Import CSV").
Follow the provided CSV template to ensure your data is formatted correctly.
Create your CSV with your building numbers, names, and associated property details.
Upload the completed CSV file to the platform. The system will automatically create all the buildings and associate the specified properties.
Post Building Updates
Keep all buyers within a building informed with a single, unified update. This is perfect for sharing general progress photos, announcing utility information, or providing other news relevant to the entire building.
Navigate to Updates: From your community's dashboard, go to the Communicate section and click on Updates.
Create a New Update: Click the Add New button.
Select Your Audience:
Choose which properties to post the update for (e.g., all properties or only those "under contract").
In the next step, select the specific Building you want to post the update for.
Compose Your Message: A dialog box will confirm the number of properties included. Write your message, attach photos or videos, and add any relevant documents.
Post Now: Click Post Now. The update will be published to the feed of every property within the selected building, and all associated buyers will be notified.
