Properties Overview

Properties represent individual homes within a community.

Managing your property inventory is a core function of Operator. This guide explains how to add and edit properties, manage transactions, and control property media throughout the lifecycle of a home.


Add a New Property

  1. Open Homes
    From the main navigation, select Homes.

  2. Add a property
    Click Add New (upper-right corner).

  3. Complete property details

    • Community — Select the associated community

    • Plan — Choose a floor plan available in that community

    • Lot / Unit Number — Enter the property identifier

    • Address — Enter the full street address

  4. Save
    Click Create or Save.

The property is added to the Pre-Contract list.


Edit an Existing Property

  1. Open the property
    Locate the property in Homes and open it.

  2. Edit details
    Navigate to the Details section and click Edit.

  3. Update information
    Modify fields such as address, plan, or other property attributes.

  4. Save changes
    Click Save Changes.


Create a New Transaction

Transactions move a property through its sales lifecycle.

  1. Select a Pre-Contract home
    Open the property from the Homes tab.

  2. Add buyers
    Click Add Buyers to start a transaction.

  3. Enter transaction details

    • Contract Price

    • Contract Date

    • Confirm Plan details

    • Add buyers by selecting existing contacts or creating new ones

  4. Create transaction
    Click Create New.

The property moves from Pre-Contract to Under Contract.


Close a Transaction

  1. Open Transaction
    From the property view, select Transaction.

  2. Edit transaction details
    Click Edit.

  3. Update status

    • Change status to Closed

    • Enter the Closing Date

  4. Save
    Click Save Changes.

The property moves to the Closed list and becomes a permanent record.


Withdraw a Transaction

Withdraw a transaction if a deal does not move forward.

  1. Open the property
    Select an Under Contract property.

  2. Open Transaction
    Navigate to the Transaction tab.

  3. Edit transaction
    Click Edit.

  4. Withdraw

    • Change status to Withdrawn

    • Enter the withdrawal date

  5. Save and confirm
    Click Save Changes and confirm.

After withdrawal:

  • Buyer information and personal documents are removed

  • The property returns to Pre-Contract

  • Property details (address, plan, etc.) remain intact


Media (Gallery)

Each property includes a Gallery for photos and videos.

The first image in the gallery is automatically used as the property’s primary image across Operator.


Add or Remove Media

  1. Open Gallery
    From the property view, select Gallery.

  2. Add media

    • Click Add Photos and Videos

    • Drag and drop files, or

    • Browse your device to select files

    • Multiple files can be uploaded at once

  3. Remove media

    • Hover over an image or video

    • Click the Trash icon


Reorder Media

  1. Select media
    Click and hold an image or video.

  2. Drag and drop
    Move it to the desired position in the gallery.

Reordering controls which image appears first and helps highlight the most relevant visuals.


Key Notes

  • Properties must belong to a community

  • Transactions control the property’s lifecycle stage

  • Withdrawn transactions reset the property for resale

  • Gallery order affects how properties appear across the platform
